Asbestos is a general term given to a group of naturally occurring mineral silicates that are made up of long thing fibres. Asbestos was added to a wide variety of products to strengthen them, provide heat or electrical insulation, to offer fire or chemical resistance and/or absorb sound. It is present in hundreds of building products including pipe and duct insulation on heating systems, roofing and siding products, stucco, plaster, ceiling, floor tiles, as well as wall and attic insulation.

Asbestos becomes a health risk when fibres are present in the air that people are breathing. Friable materials, or materials that are easily crumbled or made into powder become extremely fine particles and can stay in the air for hours. Breathing in minute asbestos particles, which have ragged edges, can be considered dangerous. In most building products, asbestos isn’t normally friable; however demolition or renovation work can disturb asbestos containing materials, causing asbestos fibres to be released into the air.

Asbestos can only be identified by laboratory analysis. Asbestos identification is beyond the scope of a home inspection.

Asbestos Remediation

Identification of asbestos in the home does not have to be traumatic or extremely expensive. In the majority of cases, doing nothing is the best approach. Where there is risk of fibres being released into the air, the asbestos containing material can be isolated through enclosure or encapsulation. If necessary the material can be removed. Removal of asbestos is expensive, since extreme care must be taken not to release fibres into the home, and the disposal of asbestos containing material is strictly controlled by many municipalities.
